How long will tyres last before the rubber perishes and deteriorates to such an extent that the tyre will not be useable/road legal?
The car and tyres are 5 years old and I need to replace them. The spare has never been used. I intend to use the same tyres so I could either buy 3 and use the spare or buy 4 and keep the spare as spare. My question is will the current spare, which is unused, last in a useable condition for another 5 years?

If the spare is under a carpet in a boot, can't see a problem, if it's under the vehicle and uncovered I would drop it off clean it up and see what it looks like, if it is holding pressure again I can't see a problem, all I would do is either inflate it to a higher pressure than you need,or stick it in a black bag or at least covered and see what it is like in say 6 months or so.
To whether you have to buy 3 or 4 would depend on if you have any doubts about it especially if it has been hanging in a cradle outside for 5 years.

Tyres have an official life span of 5 years...
In general tyres on a car will usually wear out before 5 years, however on trailers and caravans (especially) this is not the case and you would be advised to change to change any tyre older than 5 years
Old tyres blowing out cause many of the caravan turn-overs that you read about

Thanks for the replies. The spare is in the spare compartment inside the car (F2) under the floor and has never been taken out so I will buy three new tyres.

Someone seemed to invent an 'Official' lifetime for tyres.
Un-official lifetimes are sometimes given as 10 years and no idea were the Official 5 years comes from. Fake News maybe.

They should have a date on them, certainly for caravans the service guys tell you when they get to 5 years old they are ready for changing due to their age but leave it up to you to decide.
If I see cracks I change them, on my wifes car the rear factory tyres (Michelin) started to crack at the bottom of the tread at 7 years but they had loads of tread. My caravan spare is slung under the van and is 11 years old and looks fine, the 4 on the floor are 6 years old and 2 are cracking.
For the cost of a tyre if I see a crack I just change them. I currently need 9 tyres

Do you cover the caravan tyres when they are not in use?

40 tyres, that'll sting!
No, the O/S is about 2ft from a wall so they are reasonably well sheltered but the N/S is fully exposed. Oddly it's the O/S which are the two that are cracked. The only explanation I can think of is that the van was sited in France before I bought it so i wonder if it had an awning on the N/S which sheltered those tyres?
The only consolation was when we bought it about 4 years ago my wife stripped the whole thing to give it a 'proper clean' and we found 200 euro hidden in the fridge

What you say about where it was sited and the awning does tie into what the tyres are doing.
